Sell my home now or wait?

 

Many home sellers are questioning whether they should wait to attempt to sell their homes. If you listen to the media reports, it would seem as though it's not an ideal time to attempt to sell a home. Some home sellers are finding that it's not as difficult as they thought to sell their properties. In many cases, ease of selling in the current market depends on the type of house you are attempting to sell, the location, and the condition of the house. How well the house is priced for the market plays a critical role in how long it takes to move the property in existing market conditions. A properly price home still gets multiple offers in many cases.
 
When examining the local market you need to consider the number of properties that are in the same price range as your property. Keep in mind that while there may be a glut of higher end properties, your property still has a chance of moving relatively fast if there are not many properties available in the same price range as yours and if you're home is priced to sell. It's important not to make the mistake of overpricing your home. Your home will only sit on the market for months, costing you additional mortgage payments, upkeep & headaches, while your neighbor's home down the street sells. You don't want to put yourself in a position where you become desperate to sell and end up having to accept a much lower offer than you would have received if the property was priced right to begin with. In many cases, potential buyers will not even look at your home if it's overpriced.

How long are you prepared to stay in the home?

If you need a quick closing to provide funds for your next purchase out of town then you will need to price it to sell. If you will not be leaving the area and do not have a special home that you want to purchase, then you can go a little higher in an effort to maximize your return. Just don't forget to factor in the carrying costs of the home. Don't put yourself in a position where you become desperate to sell. 
 
What are the current conditions of the local market?

The market is in a constant state of change. Things are always either heating up or cooling off.  This fluctuation is caused by economic factors, seasonal changes, and supply vs demand.When things are in a state of decline (too many homes not enough buyers), your price must be better than the competition. 
 
How many other properties will your home be in competition against? 

Every home in your neighborhood is in competition against the rest.  When you are priced below the competition and are the newest home on the market, you have the greatest chance of selling your home quickly.  When time is not a critical factor, you may be able to set the home at a different price knowing that you are prepared to wait until the right buyer comes with the right offer.
 
Do you have any known problems in the home?

Known problems should always be resolved as soon as possible.  Not only will they become an issue for you when the inspection is done but these issues could get worse and ultimately cost you more money.  Known issues in the home such as structural problems, leaks in the roof, etc., must be disclosed on the disclosure statement if they are active problems. Get these things fixed today.
 
Have you done a detailed walk-through of the home?

A detailed walk through is best performed by someone other than yourself. What are your expectations from your realtor?

Every seller is looking for something different from their agent. Some sellers would like frequent communication and others simply want a touch base once a week. Some prefer communication via phone, others prefer email. Some sellers want flyer boxes while others don't even want a sign in the yard. We all have different expectations so it's important that we to go over your needs so that there are no misunderstandings. 
 
Will you try selling it on your own or listing it with an agent?

This will be an important decision. Generating a successful sale where you get to the closing table on time, with the fewest problems and the most money in your pocket is your ultimate goal. To me, the two of the biggest advantages that I provide among others will be visibility and accessibility for your home.
